    GTC S.A. Constructs Third Building at Platinium Business Park

    • In December 2009, Platinium Business Park will be joined by a third building
    • The new building will offer nearly 12,000 sq m of modern office space
    • 20% of the space at Platinium III has already been let

    GTC continues construction of the Platinium Business Park complex in Warsaw, at the intersection of Wołoska and Domaniewska streets. The next 12,000 sq m of modern office space there will be delivered to tenants in December 2009.

    As additional phases of the project are carried out, Platinium Business Park is becoming a true symbol of the business district in Warsaw’s Mokotów borough. The convenient location and access to the site of the complex from Domaniewska Street make for an easy connection both for drivers and for public transit users.

    The third phase of the investment involves construction of a seven-storey Class A office building. It will include nearly 12,000 sq m of contemporary office space. The area of a typical floor will be over 1,700 sq m, with an attractive and convenient layout tailored to meet the tenant’s specific needs.

    The first lease for space in the third building at Platinium Business Park was finalized in January 2009. TUI, a global leader in the tourism industry, will occupy more than 2,700 sq m in the building.

    The first building at Platinium Business Park was delivered for occupancy at the beginning of 2008, and tenants moved into the second building of the complex in the autumn. The existing office space at Platinium Business Park is leased to companies like Leo Burnett, Levi Strauss, Saatchi & Saatchi, GE Medical Systems, Expander, Zenith Optimedia and OKI Printing Solutions Polska.

    The concept behind Platinium Business Park is to create an office complex that features top-class modern architecture and is also tenant-friendly thanks to impressive common areas between the building, with numerous green areas and spaces for relaxation, including an interior lake. Facilities available to future users of Platinium Business Park will include a restaurant, a café, a newsstand, a car wash, and parking for more than 230 vehicles.

    The general contractor for the third building at Platinium Business Park, as with the first two buildings, is Warbud.

    Cushman & Wakefield is handling leasing of space at Platinium Business Park.

    Galeria Jurajska to Open This Autumn

    Globe Trade Centre S.A. (GTC), the developer of Galeria Jurajska in Częstochowa, has signed leases with anchor tenants. Main tenants will include Cinema City, Alma, Mega Avans, Euro RTV AGD, the LPP clothing group, Intersport, KappAhl, Sephora, Douglas and many others. The region’s largest shopping mall is scheduled to open in October 2009.

    Galeria Jurajska will be the biggest shopping and entertainment center in the region. It is the largest investment currently being developed by GTC in Poland.

    Galeria Jurajska enjoys a highly visible location in the center of Częstochowa, on National Route 1, where 60,000 automobiles pass by every day.

    Galeria Jurajska will offer 49,000 sq m of retail and entertainment area, a total of about 200 shops, service points, restaurants and cafés, and a Cinema City multiplex. Customers at the mall will have access to a five-level parking garage and outdoor parking, with a total capacity of 1,800 vehicles.

    When Galeria Jurajska opens, Częstochowa will welcome new brands and retail chains, including Alma, with 3,400 sq m on the ground floor of the mall, Mega Avans (2,800 sq m), Euro RTV AGD (1,300 sq m), Intersport (1,200 sq m), KappAhl (750 sq m), Kakadu (360 sq m), Sephora (345 sq m) and Tag Heuer. Cosmetics chains as Rossmann (360 sq m) and Douglas (310 sq m) also joined to the list of tenants.

    The LPP clothing group will be one of Galeria Jurajska’s largest tenants, offering Reserved, Cropp, Reserved Kids, Esotiq, Mohito and House shops with a total of 2,900 sq m.

    Other shops at Galeria Jurajska will include such names as Ecco, Adidas, Nike and Chicco.

    Further leases are expected to be signed in January with some of the largest international clothing store chains.

    Concluded lease agreements and letters of intent are already in place for 80% of the area at Galeria Jurajska, and negotiations are being finalizing for the remaining space.

    “The excellent location of Galeria Jurajska on one of the country’s busiest transit routes and a tenant mix featuring very strong brands will make this an extremely attractive shopping mall, drawing customers from a very large catchment area,” said Łukasz Leszczyński, who became General Manager of Galeria Jurajska this month. “We estimate that about 10 million customers will visit Galeria Jurajska every year.”

    The international property firm Jones Lang LaSalle is the exclusive leasing agent for retail space at Galeria Jurajska.

    Globe Trade Centre S.A. signed lease agreement with Ernst & Young for office space in the Kazimierz Office Centre in Kraków. Ernst & Young will take 977 sq m in the office building. Opening of the building for tenants will take place in the Q2 this year.

    Ernst & Young is a world leader in audit, tax consulting, business consulting and transaction consulting. The company employs over 130,000 people worldwide. It is also the largest audit and advisory company in Poland.

    Kazimierz Office Centre is being erected on the plot between the Podgórska and Gęsia streets, in the close vicinity of Galeria Kazimierz shopping & entertainment center. The building will offer nearly 15,400 sq m of office area.

    First Upscale European Shopping Mall In Chengdu

    Construction recently commenced on Galleria, Chengdu's first upscale European upscale shopping mall.

    With a total investment of CNY650 million, this is also the first large-scale comprehensive retail business in Chengdu directly invested in by a European investment institution in Chengdu, and is expected to attract a number of European brands.

    Galleria is scheduled to be completed in the first quarter of 2010 and will be in trial operation by mid-2010. The total area of the shopping mall will be 86,000 square meters with a business scope covering clothing, jewelry, catering, beauty salons, and a cinema.

    The shopping mall is developed by the Netherland GTC Real Estate N.V. and the Hong Kong Lucky Hope Group, holding shares of 75% and 25%, respectively. GTC Real Estate N.V. is part of the Kardan N.V. Group. It entered China in 2005, and has developed seven residential and business projects in Shenyang, Xi'an, Hangzhou and Changzhou, with a total investment of around CNY1.6 billion.

    GTC has won the development right of Galleria in July 2007 and this is GTC's first shopping mall development in China. "The shopping mall will be an international one, but its pricing will suit Chengdu's consumption level," said Erez Applerot, CEO of GTC China. "We will not just sell top luxuries; the middle income class is also one of our main targets."

    Osiedle Konstancja named Crystal Residential Estate

    Osiedle Konstancja Residential Estate being developed by Globe Trade Centre S.A. (GTC) in Warsaw suburb Konstancin-Jeziorna has been distinguished with the statuette "Crystal Suites 2008" for the most luxurious housing investment in the Mazovia region.

    Osiedle Konstancja being built by GTC Konstancja, a subsidiary of Globe Trade Centre S.A., has been awarded in a competition of "Apartamenty i Mieszkania" magazine ("Suites and Apartments") in the category most luxurious residential investments in Mazovia. Substantiating the decision, the jury took into account first of all a consistent architectonic concept, which to a large extent harks back to the architecture of Konstancin and the 19th century idea of city – garden as well as exceptionally careful workmanship and concern about the comfort of future residents.

    Osiedle Konstancja is one of the most prestigious complexes of residences and detached houses in the neighbourhood of Warsaw.     Peek and Cloppenburg has joined the tenant list of Galeria Jurajska, upgrading the fashion tenant mix of GTC’s mall in Częstochowa. Shoppers will find a wide range of exclusive fashion brands in a two-level store with 3,000sqm of retail space.

    It will be the first P&C store in the region, while Częstochowa will be the sixth Polish city hosting this firm.

    Globe Trade Centre S.A. (GTC) has signed lease agreements for approx. 2600 sqm with Inditex Group in Galeria Jurajska in Częstochowa. The biggest shopping centre in the region is attracting leading fashion brands. Inditex Group and Peek&Cloppenburg are the largest renowned international fashion retailers that decided to open their first stores in Częstochowa, selecting Galeria Jurajska.

    Galeria Jurajska, which is being constructed by GTC right next to the national road No. 1 in Częstochowa, is becoming a real regional fashion centre.

    The brands from the Inditex Group – Zara, Bershka and Stradivarius – will occupy a total of approx. 2600 sqm of retail space in Galeria Jurajska. Zara will open two-level, large-size store, taking 1660 sqm. Units in Galeria Jurajska will be the first shops of the Inditex Group in Częstochowa.

    GTC attracts new tenants in Budapest

    • GTC Hungary concluded lease agreements for 8,550 sq m in Spiral office building in Budapest

    GTC Hungary - a subsidiary of Globe Trade Centre S.A. (GTC) - concluded two lease agreements for the office space in the Spiral building in Budapest. Tax and Financial Control Administration (APEH) and Hochtief Facility Management will occupy 8,550 sq m in total.

    The Hungarian Tax and Financial Control Administration (APEH) will take approx. 8,000 sq m of office space in the newly completed building. This transaction is one of the largest office lease agreements concluded in Hungary in 2009. The space is allocated for one of the new divisions of the government tax office.

    A five-year lease agreement for 550 sq m was also signed between GTC Hungary and Hochtief Facility Management. Hochtief FM provides a full range of services regarding technical, infrastructural and commercial facility management and consulting.

    Both tenants will move to the building in May 2009.

    Spiral building developed by GTC Hungary is a multifunctional complex in the very heart of Budapest, combining modern office and retail space, excellent location and pleasant environment. Spiral has been designed and will be built in two stages. Phase 1, now being completed, offers 34,000 sq m GLA.

    GTC staakt gesprekken met Unibail over verkoop winkelcentrum

    AMSTERDAM (Dow Jones)--De Poolse vastgoedontwikkelaar Globe Trade Centre (GTC) heeft de gesprekken afgebroken met Unibail Rodamco over de verkoop van een belang van 50% in Rodamco CH1, eigenaar van winkelcentrum Galeria Mokotow. Dat maakt het bedrijf donderdag bekend. GTC wijst op instabiele marktcondities.

    In september meldde GTC dat het onderhandelde met Unibail Rodamco over de verkoop, zonder daarbij een prijs te geven. Unibail heeft al een belang van 50% in Rodamco CH1.

    New Headquarters of Budapest Bank in GTC Metro

    Budapest Bank and GTC Hungary concluded a pre-lease for renting the new GTC Metro office building in Budapest. The bank will occupy close to 17,000 sq m and will move to the new GTC Metro Building in Váci út in 2010.

    GTC Hungary Real Estate Development Pltd. - a subsidiary of Globe Trade Centre S.A. Poland (GTC) - concluded a pre-lease with Budapest Bank – owned by GE Capital, the global finance unit of General Electric. The Budapest Bank headquarters will occupy the entire GTC Metro Building.

    The office building on the "Váci office corridor" of the 13th District, Budapest will provide 16,740 m2 of offices, retail and storage space and 222 underground car parking spaces.

    Budapest Bank and its subsidiaries (Budapest Fund Manager., Budapest Fleet., Budapest Auto Finance, and Budapest Leasing) will commence the lease in GTC Metro in Q2 2010 upon completion of the construction of the building. The term of the lease is up to 10 years.

    The GTC Metro Building is a multifunctional complex strategically located, adjacent to excellent public transport and retail facilities and offers modern offices in a pleasing environment.

    "The combined services, layout and proven quality of GTC's office spaces make Metro the perfect base for Budapest Bank's future in the Hungarian capital city" – says Robert Snow, the General Manager of GTC Hungary.

    International fashion brands will open their stores in Galeria Jurajska in Czestochowa as early as in October this year. Globe Trade Centre S.A. (GTC) has completed negotiations with Max Mara, Penny Black, Trussardi and Promod.

    Future customers of Galeria Jurajska that follow latest fashion trends will get opportunity to shop in Max Mara (120 sq m), PennyBlack (85 sq m) Trussardi (120 sq m) stores. The tenant mix of the first modern shopping and entertainment center in Czestochowa will also include Promod (200 sq m).

    Max Mara and Penny Black stores will offer Italian women’s fashion, both elegant and subtle street-style. On the other hand, Trussardi store offer shall include clothes and accessories for both women and men. High quality, unique cut and comfort are the most important characteristics of the brand that has won recognition among fashion fans worldwide. Another new tenant in GTC's mall in Częstochowa, French brand Promod specializes in providing original and trendy apparel for active women.

    Finishing works in anchor units in Galeria Jurajska have already been started, adapting the shop’s area to the requirements of particular tenants.

    First clients will visit Galeria Jurajska in Czestochowa in early October this year.

    Kardan SUBSIDIARY gtc s.a. finalizes LARGE property refinancing



    Amsterdam, 4 August 2009- Kardan N.V. (“Kardan”), active in Real Estate, Financial Services and (Water) Infrastructure in emerging markets, announces that its real estate developer in CEE/CIS, Globe Trade Centre S.A. (“GTC S.A.”), and Unibail Rodamco S.E. (“UR”), finalized a EUR 205 million loan agreement, partly used for refinancing for their jointly owned shopping mall. The mall, Galeria Mokotów in Warsaw, is a leading shopping mall in Poland. Net proceeds from the loan amount to approx. EUR 120 million.

    GTC S.A. and UR, each of them holding 50% of Galeria Mokotów, secured one of the largest real estate financing loans in Central Eastern Europe with a consortium of German banks.
    The consortium included Berlin-Hannoversche Hypotheken Bank A.G. and Westdeutsche ImmobilienBank A.G.

    The term of the loan is 5 years, with the Borrower’s prolongation option for an additional 2 years. The interest is based on 3-month EURIBOR plus a margin of 2.25%. The refinancing was based on a valuation of EUR 378 million (USD 529m) for Galeria Mokotów, reflecting an initial LTV ratio (Loan-to-Value) of 54%.

    “GTC has capitalised on its long-established relations with the leading European banks, which combined with the excellent financial standing of both GTC and Unibail Rodamco and prime quality of the asset - Galeria Mokotów, allowed to secure such a large amount of financing despite difficult credit market conditions.The proceeds from the loan will further increase cash resources of GTC” – said Eli Alroy, GTC S.A.’s Chairman of the Supervisory Board.

    Galeria Mokotów was developed by GTC S.A. in 2000, and further extended in 2002 and 2006.
    Today it comprises 62,500 sqm of net rentable area. Galeria Mokotów was the first modern shopping mall in Poland and still remains one of the most prestigious and best performing retail projects in the country. In 2003, UR acquired a 50% interest in Galeria Mokotów.

    Halfjaarcijfers GTC SA (bericht van 12-8-09 op de site van GTC SA). In het verleden was meestal iemand mij voor maar deze cijfers zijn van ruim een week geleden.     GTC achieves strong operating results in H1 2009

    • GTC revenues increased 138% y-o-y to EUR 83.5m in H1 2009
    • Value of investment property reached EUR 2bn

    Globe Trade Centre S.A. (GTC) has published its H1 2009 results. Operating revenues were EUR 83.5m (+138% y-o-y), while the gross margin from operations rose 69% y-o-y to EUR 41.7m. The net loss of EUR 9.56m in H1 2009 resulted mainly from write-offs on completed investment property. Total assets were EUR 2.6bn, and the value of investment property was EUR 2bn. 80% of GTC’s debt matures in 2014 or later.

    Growth in both rental and residential revenues contributed to strong top-line performance. Revenues from rental operations increased 40% y-o-y to EUR 43.5m, while residential sales surged 889% to EUR 40m.

    In Q2 2009 GTC recorded EUR 38m in operating revenues. Rental revenues were EUR 21.9m (+33% y-o-y). Residential sales in Poland (Osiedle Konstacja), Serbia (Park Apartments), Romania (Rose Garden) and Hungary (Sasad Resort) contributed to EUR 16.4m in contract income. GTC achieved an impressive 79% margin on rental operations (vs 76% in Q1 2009) and maintained a 20% gross margin on residential sales.

    In the first half of 2009 GTC wrote off approximately EUR 55.2m from the value of its completed assets, mainly as a result of expansion in investment yields. This loss was mostly offset by the revaluation of Investment Property under Construction (IPUC) and newly completed property, which contributed in total EUR 50.7m profit.

    During Q2 2009, together with its partner Unibail Rodamco, GTC successfully negotiated a refinancing loan for Galeria Mokotów, a leading shopping mall in Poland, with a consortium of German banks. At the beginning of August 2009 one of the largest refinancing transactions in the region was finalised, providing Galeria Mokotów with a loan of EUR 205m.

    The cash level at GTC may reach EUR 200m at the end of the year, following the drawdown of the loan.

    Earlier this year GTC secured a EUR 147m development and refinancing loan for Galerie Harfa, its retail and office project in Prague, from a German bank.

    GTC capitalises on its long-term relations with leading European banks, obtaining financing at attractive terms even during the credit crunch. At the end of H1 2009 the average cost of financing for GTC stood at 6.1%. More importantly, 80% of GTC’s debt matures in 2014 or later.

    The company is moderately leveraged, with a 48% long-term debt to total assets ratio.

    In July 2009 GTC completed CB Kazimierz, a 15,300 sqm office building in Cracow, handing over the space to its main tenants – State Street (12,000 sqm) and Ernst & Young (1,000 sqm).

    In October 2009 GTC is scheduled to complete and open Galeria Jurajska in Częstochowa – the largest investment under development in GTC’s portfolio. The shopping mall of 49,000 sqm NRA, now nearly fully let, has attracted leading international retailers such as Peek & Cloppenburg, Zara, H&M and C&A, as well as domestic operators such as Reserved and Alma Market, among others.

    In H2 2009 City Gate, a landmark office development in Bucharest, is scheduled for completion. With net rentable area of 44,000 sqm in two towers, the project has been more than 80% let, mainly to renowned international tenants.

    GTC is adjusting its pace of development to the market. With financing secured for all projects under construction, GTC expects to complete approximately 300,000 sqm of net office and retail space in 2009–2010.

    “GTC has an extensive land bank and the financial resources required to commence new projects,” said Eli Alroy, Chairman of the Supervisory Board of GTC. “It is well geared up to accelerate its expansion once markets return to sustainable growth.”
