    Unibail blijft bezorgd over effecten corona

    Unibail-Rodamco-Westfield blijft bezorgd over de effecten van COVID-19. Dit maakte het vastgoedbedrijf maandagavond laat bekend in een update.

    Het bedrijf ziet significante risico's voor zijn operaties, de financiële positie en resultaten, verwachtingen en aandelenkoers.

    Unibail-Rodamco-Westfield plaatste deze kanttekeningen tegen de achtergrond van het obligatieprogramma voor de middellange termijn van 20 miljard euro ter aanvulling op eerdere verwachtingen en op het prospectus van 5 augustus van dit jaar.

    De opening ziet er veel belovend uit. Koers vandaag toch weer boven de 60. De shorters gebruiken allen middelen om twijfel en angst te blijven zaaien.
    Moeten ook nog heel veel terugkopen en moeten dus uiteindelijk toch kleur bekennen.
    Gaat een mooie dag worden voor allen die nog steeds long zitten. Succes

    uit de prospectus:

    RATINGS OF THE GROUP

    On 16 September 2020, Moody's changed its long-term credit rating for URW from "A3" (negative outlook) to "Baa1" (stable outlook). Therefore, in respect of the Moody's long-term credit rating for URW, all references in the Base Prospectus shall be updated to read "Baa1" (stable outlook).
    On 12 November 2020, Moody's put such credit rating on review for downgrade.
    On 12 November 2020, S&P changed its corporate credit rating for URW from "A-" (negative outlook) to "BBB+" (negative outlook).
    Therefore, in respect of the S&P corporate credit rating for URW, all references in the Base Prospectus shall be updated to read "BBB+" (negative outlook).

    RISKS:
    -integration risks Westfield removed
    -COVID-19 pandamic risks added as aggrevating factor for all other risks

    France is expected to start easing Covid-19 lockdown rules in coming weeks, carrying out the process in three stages so as to avoid a new flareup in the pandemic, according to senior officials.

    In his speech Tuesday, Macron is expected to announce an adjustment of restrictions that have been in place since October 30.

    This news was mentioned by me before as a major factor for share price rising.

    for me that's just current sentiment, nothing fundamental:

    Easing/ceasing of lockdowns in the future is a given...question is merely when.
    All REIT's have to deal with this given, and a lot of it is priced in already imho

    (but to not be misunderstood: I'm not saying it will not influence share-price: every easing will be good for URW in the end)

    Yeah, but it is very important for the price in short- and mid-term is when malls will be re-opened: November, end of December or January, as this means very different impact on Q4 results and Christmas sells.
