More institutional investors committing capital to timber

Institutional investors are increasingly committing capital to timber, aiming to benefit from new investment markets overseas, Pensions & Investments (P&I) reported on 5 October. More than US$57 billion of institutional capital is currently invested in timber globally, compared with less than $1 billion in 1989, according to P&I, citing research firm RISI Inc. The NZ$29.32-billion New Zealand Superannuation Fund in Auckland has invested in timber for the past decade and has 5% in the asset class. The Sacramento-based California Public Employees Retirement System (CalPERS) had $2.4 billion invested in timberland as of March 31, 2014, P&I noted. CalPERS has one account with US-based timberland investment management organization (TIMO) Campbell Global LLC that includes two portfolios in U.S. South, and another with Sylvanus LLC, which includes properties in Brazil, Guatemala and Australia. Seattle-based Plum Creek Timber Co. in September announced a joint venture with investors, initially involving the Alaska Permanent Fund, Oregon Public Employees Retirement Fund, and Washington State Investment Board, to own and sustainably manage a portfolio of US timberlands. In June, TIAA-CREF and its subsidiary Greenwood Resources LLC closed on a $667 million global timber company, Global Timber Resources LLC, which will invest in land throughout North America, Latin America, Europe and Asia. New Mexico State Investment Council has committed $250 million to timberland, $50 million allocated to Forest Investment Associates and $100 million each to Brookfield Asset Management and Hancock Timber Resource Group (HTRG), P&I reported. The Missouri Local Government Employees Retirement System in June hired Timberland Investment Resources to manage a US$146M timber portfolio. Dania Zinurova, manager research, diversifying strategies at Towers Watson & Co.’s Sydney office, told P&I institutional that investors globally are diversifying from traditional asset classes with timber investments for a stable return and little volatility. According to the National Council of Real Estate Investment Fiduciaries' timberland indices, annual returns over the past three years have generally been 9%-10%. While the U.S., Canada, Australia and New Zealand currently account for 80%-90% of timberland investment, emerging and semi-mature forestland in Latin America, Asia, Africa and Europe is attracting interest, according to Sydney-based New Forests Pty. Ltd.’s 2015-2019 Timberland Investment Outlook. Sao Paulo-based BTG Pactual Asset Management announced in May it had raised US$860M in a timberland fund to invest in Brazil and other countries in Latin America. And U.S.-based TIMOs, including Campbell Global and HTRG, these days offer global strategies in response to increased investor appetite for offshore timberland investments. Michael Underhill, chief investment officer at Wisconsin-based real asset manager Capital Innovations LLC, said investors and managers are taking advantage of global demographic trends, such as China’s move to an industrial economy, which is helping drive demand for timber, notably logs, from North America. Onderstaande passage uit dit stuk vertelt naar mijn mening het hele verhaal van Accoya en wellicht ook met betrekking tot Tricoya. The option of building an Accoya® production facility in Australia was ranked lower than thermal modification, as Accoya® is only just starting to look at building additional production facilities, with a commitment to build the second commercial plant in Europe. It is possible that a third production facility would be located in Australasia, close to the pruned radiata pine resource. The location of such a plant would greatly improve the embodied energy of the Accoya® product in the Australian and New Zealand markets, which may enhance its desirability as a “green” building material. The high capital and chemical costs would make the building of production facilities more challenging, compared to some of the other modifications. Accoya® is showing increased growth and good commercial prospects, and so may be a good investment in the relatively near future.

In New Zealand zijn ze om de originele fauna te beschermen niet meer zo erg dol op de aanleg van nieuwe plantages voor de Radiata pine , hopelijk hebben ze in Australia nu eens door dat het toch ook wel eens wat voor hun zou kunnen zijn . De informatie over Accsys vind ik ook verouderd .Ik heb al sinds jaren door dat, ook al zouden ze malus 10 produceren het nog steeds niets is voor wat er eigenlijk nodig is hier in Europa almaar . Van andere fabrikanten is al te lezen dat het toch niets wordt waaronder verkeerd hout waardoor de knoesten en het daarom gelegen gedeelte niet te doen zijn en dan nog het Cradle to Cradle ,maar hoe zit het met de gezondheid .Verliezers dat zijn het .

Jan Willem, als er heel veel vraag is naar Accoya en het is winstgevend te produceren waar blijven dan die investeerders die Accsys zo moeilijk kan vinden? En hetzelfde zal ook gelden voor Tricoya.

Sorry om het te moeten zeggen Jan Willem, maar van hetgeen je hier schrijft kan ik geen koek bakken. Wees eens duidelijk !

Er staat zelfs bij dat ze de projecten in Australia experimenteel vinden dan kan het toch niet zijn dat ze al kennis hebben genomen van het ICC EVALUATIE rapport . Is dat dan een basis is voor investeerders ?. Aan tull Ik heb na het lezen mijn eigen conclusies genomen en slechts iets waarvan ik vind dat daar ook bij hoort als reactie geplaatst , inclusief verouderde informatie en dat is het ook .

Eerder deze dag was ik misschien niet zo positief over het door Dunningham en Sargent geschreven stuk maar ze hebben er toch wel erg lang over gedaan . Er van uit te gaan dat dit zich pas later zal gaan vertalen in een Regering's beleid , denk ik dat mijn schrijven over een aanplant in het land zelf goed was en ben ik nog vergeten dat ook Cradle to Cradle daar een heel grote verandering in kan bewerkstelligen dan nog maar twee afvalbakken in de toekomst voor hout . Dit kennen we nu alleen vanuit de auto industrie maar weten jullie eigenlijk wel dat ook deze hier in Nederland begonnen is bij de Metaalunie in nieuwegein in het nieuwe pand dat al wel in de jaren 80 . Fiat was de eerste die er toen met een wat kritische reactie op reageerde maar ze zijn het allemaal gaan doen . Al met al hoop ik dat ze in Australia het meest bewijsbare zullen gaan aanmoedigen Accoya en Tricoya dus . A new day door-ning is komend let maar op .

ik denk dat dit ook van belang is. gezien de strenge regelgeving voor het bouwen van huizen met hout in australie. with Japanese termites (Reticulitermes speratus) and Formosan subterranean termites (Coptotermes formosanus) found that they were able to chew the acetylated wood but will prefer untreated wood source as food, and ultimately starve to death if only offered acetylated wood, although mortality rates were higher than if no food source is offered (Hill 2006). Ik denk namelijk niet dat Accoya of tricoya op dit moment goedgekeurd is en daardoor niet binnen de BCA voorwaarden valt. Maar dat is een kwestie van tijd. Waar is het investeerders om te doen,ik denk om de winst. Is het niet beter om aandelen uit geven en dat iedereen die nu aandelen heeft er door middel van een korting er aandelen bij kan kopen. Dan is de winst straks voor de aandeelhouder,kost het bedrijf geen rente en dus meer winst.
klopt Pardon, maar meer aandelen dan gaat de waarde van een aandeel naar beneden toe. neem nu Ahold of vorige week Swiss Ren ook die kopen voor miljarden eigen aandelen in, hierdoor gaat de waarde van de andere aandelen omhoog dat is ook wat aandeelhouders willen, of dividend!
De nieuwe investeerder die er voor nodig is zal eigenlijk geen ander kunnen zijn dan een nieuwe licentienemer ( Chemical bedrijf ). Deze zal zich ook een mogelijke schaarste die kan gaan ontstaan bij de vervaardiging van het product afwegen alvorens ermee verder te gaan .
Ik bedoel natuurlijk schaarste van de de grondstof .
Momenteel is er geen schaarste van de grondstof en ook voor de toekomst ziet het er heel aardig uit maar in Australia gingen ze wel erg uit naar de productie van Radiata pine uit het buurland Nieuw zeeland . Ook was er al wel een spontane opsomming van de bomen en daarbij ook de Radiata pine wat me in aantallen zeker niet tegen viel maar of dat voor een investeerder nu al voldoende is durf ik niet te zeggen .
Krijgen we nog halfjaarcijfers deze maand of komen ze nog later? Als ze nog later komen, kun je ze beter achterwege laten, omdat dan alweer bijna het derde kwartaal voorbij is. Ik dacht dat het snel publiceren een bedoeling had, namelijk de investeerders zo snel mogelijk informeren. Maar bij Accsys hebben ze lak aan de investeerders. Wat kunnen we er tegen doen?
een klacht sturen naar de V E B omtrent gewenste openheid en verplichtigings gedrag vanwege accsys een beursgenoteerd bedrijf verplicht verplichtigingen heeft....volgens mijn volgende week cijfers en publicaties anders weet ik t ook niet meer.....
De cijfers komen op 1 december !!!
