    Kom op pensioenfondsen etc. Kopen die handel!! :-)

    ik denk juist dat die pensioenfondsen en institutionele beleggers deze situatie creeeren. Je kan beter zeggen dat ze nu moeten stoppen aangezien iedereen genoeg tijd heeft gehad een grote positie optebouwen. Nu wordt het tijd om te stijgen!

    SHANGHAI, June 2 (Reuters) - Dutch financial group ING's real estate arm is launching a second China property fund, targeting to raise $500 million to $750 million as China's home prices stabilise, a senior executive said on Tuesday.
    The China Opportunity Fund II will make nine to 10 investments with average deal sizes of $50 million to $75 million, mainly in residential development, Richard van den Berg, China head of ING Real Estate, told Reuters. The fund is expected to generate an internal rate of return (IRR) of 20 percent or more.
    "If you go for very high returns, then you want to make use of distressed pricing, and clearly the U.S. and London offer opportunities that China does not," van den Berg said on the sidelines of a property conference.
    "But if you want to invest in a growth market which is robust, and which has very strong underlying demand, then I think China offers very good opportunities and very attractive returns."
    China's property prices plunged last year due to government curbs and the global financial crisis, ending a decade-old bull run fuelled by rampant speculation. The market stabilised in the first quarter as China boosted lending and fixed-asset investment to aid a slowing economy.
    ING launched its first China real estate fund in 2004 with a total of $500 million raised, and invested in nine projects in partnership with four major Chinese developers, including Gemdale Corp <600383.SS> and Shanghai Forte Land <2337.HK>. Sales volume at these projects surged this year, enabling the fund to outperform competitors, van den Berg said.

    SECOND FUND DELAYED
    ING Real Estate had said last year it would launch a second fund for China. The plan was delayed due to adverse market conditions.
    Van den Berg said the first closing of the new property fund would be toward the end of the fourth quarter, and the final closing would be at the end of next year.
    The fund will target mainly residential development projects in first- and second-tier Chinese cities, but will also be on the lookout for acquisition opportunities in first-tier cities.
    "I do think there's going to be some mispricing, potentially in Grade B office buildings," van den Berg said. "But the amount of distressed assets in China would be very minimal."
    ING had said in April it was reviewing its life insurance businesses in China and Japan as part of efforts to cut costs and improve its balance sheet. The firm was also in the process of cutting 900 jobs in the Asia-Pacific as part of plans to reduce headcount by 7,000 globally.
    Van den Berg said, however, that the region was still a key part of its business strategy.
    "For our real estate strategy, China and Asia remain a very important part of our business, because basically, that is where the growth is coming from," he said.
    For international firms to have long-term viability, they must have a toehold in growth markets such as China, he said.
    ING Real Estate said on Monday it had taken control of a $772 million real estate fund from a Japanese manager, boosting its Asian assets by nearly 20 percent to about $4.2 billion. The acquired fund owns mostly Chinese, Japanese and South Korean assets. The deal enabls ING to make a foray into China's industrial real estate market.
